How much can I invest?

Depending on the scheme, investment parcels range from studios at around £90,000 to six-bedroom apartments at £350,000, with a wide range of options in between.

Who is the investment scheme aimed at?

Investors can be motivated by different criteria. As well as the classic investor looking to diversify their portfolio; parents may be looking to secure a safe home for their son or daughter while they're away at university, with the added advantage of an extra income that could possibly support their pension plans. The scheme could also be of interest to overseas investors, who want convenient hands-free exposure to the growing UK student sector.

What does the service charge cover?

The service charge budget covers the following:

  • All buildings management: insurance, sinking fund, maintenance, communal renewals, staffing, agents' fees, cleaning etc
  • Apartment renewals: all fixtures and fittings throughout the apartment including furniture, carpets and curtains
  • All lettings management: marketing to students, maintaining links with the university, allocating rooms, collecting rents, chasing bad debts, forwarding rents to investors etc
  • Void safety-net: any voids or irretrievable bad debt throughout the scheme is shared by all the investors through the service charge budget, reducing individual risk exposure

How are rents collected?

Rents are collected from students termly (in October, January and April) by direct debit and paid directly to the investor in the following percentages of gross annual income: 40%, 40% and 20%
